Thiink in late 2017 had been approached by a property developer seeking opinion of rentals for a newly proposed Duplex. He had been referral by nearby developer of 8 Voyager Circuit (2,700sqm) that Thiink had successfully leased at the time.
Thiink recommended a 1,100sqm office/warehouse constructed instead of a duplex of two 550sqm units based on the expected premium that could be achieved even over smaller units from lack of stock for properties circa 1,000sqm in particular freehold industrial.
The landlord proceeded with plans for a freestanding industrial property and marketing campaign commenced February 2019. Within a month of advertising and a month prior to any works onsite Thiink are pleased to have secured a brand new 5 Years lease to international building supplies tenant for a record rate substantially higher than the developers original expectations and competing duplex properties, with zero incentive negotiated on behalf of our client.
